Where a brokerage leaks
Brokerage is a volume business at the top of the funnel and a paperwork business at the bottom, and the same small team has to do both. Deals stall when nobody is calling, and they die when the NDA does not go out.
The nine months
Nine months, November 2025 to July 2026, running alongside Dinder.
Top of funnel.
I made roughly 500 cold calls myself in the first month, on a Zoom dialer, to learn what converted and how to present the offer. Then I trained a dedicated caller and handed the motion over, and he ran it at 100-plus dials a day after that. Lead extraction and scraping to keep the list fed. Email marketing on top of the calling.
I managed a team of three.
A lead researcher and data scraper, a graphic designer producing content, and a cold-call and email specialist. I checked in daily on what each was working on and what was blocking them, assigned the work, reviewed the output, and was accountable for their results. I owned top of funnel, awareness and lead generation; mid and bottom funnel sat with the founder.
Deal support, which is where brokerages actually leak.
Sending NDAs, sharing property and listing materials, organising business and listing information so a buyer got a clean package instead of a scramble. All of it inside their custom in-house CRM, which I learned rather than replaced.
Positioning and content.
SEO content, blog and SEO strategy, competitor analysis, target audience research and business positioning. I ran their LinkedIn company page and their Instagram.
What I can account for
The outcomes lived on the brokers' side of the wall. What I can account for is the shape of the nine months: I built the calling motion, handed it to someone I trained, managed three people, and ran the content and the deal admin at the same time.
